Towson University, Glen Towers

SGH assessed the condition of the exposed concrete walls and floor slab edges at the four towers. We provided the project team with conceptual repair options and opined on the feasibility of anchoring new cladding to the exterior. SGH assisted with designing building enclosure improvements, including over- and re-cladding the four towers and waterproofing for the connected plaza. Highlights of the enclosure revitalization include:

• Demolishing the existing stud-framed backup walls and erecting new shop-fabricated wall panels delivered to site complete with stud framing, sheathing, air/water barriers, insulation, metal panel cladding, and aluminum-framed windows
• Covering the exposed aggregate concrete exterior walls with a fluid-applied air/water barrier, insulation, and terra cotta cladding
• Integrating the new walls with the existing modified bitumen roofing assembly
• Incorporating packaged thermal air conditioning units into the exterior wall at each dorm
• Refurbishing exterior entrance canopies
• Installing a new plaza waterproofing system

SGH provided construction phase services, including visiting the site to observe construction for compliance with the owner’s performance requirements and design documents, reviewing contractor submittals, responding to requests for information, observing ongoing construction, conducting field quality control testing on the new enclosure systems, and helping the project team address field conditions.
