Shop & Stop Store #539 is constructed with a rooftop parking deck over the supermarket. The original parking deck waterproofing installed within a split-slab assembly had failed, resulting in water leaking into the shopping, loading dock, storage, and office areas. SGH investigated the sources and causes of leakage and presented remedial options to the ownership for their consideration. SGH was the engineer of record for a new split-slab waterproofing system design, and also evaluated and developed repairs to address concealed damage to the building structure and parking deck.

SGH investigated widespread water leakage and assessed the condition of the rooftop parking deck, which consisted of an unreinforced fluid-applied waterproofing membrane installed between a reinforced wearing slab and a structural concrete deck. We conducted water tests, made observations at exploratory openings in the assembly, collected waterproofing material samples for laboratory testing and analysis, and concluded the waterproofing was extensively cracked, particularly at building column lines, which allowed water to leak into the interior. Highlights of our work include the following:

  • Identifying the sources and causes of the water leakage problems to enable the owner to make informed decisions on repair approaches
  • Reviewing drainage issues at the waterproofing and parking deck surfaces, and developing cost-effective solutions to improve drainage
  • Evaluating the capacity of the original structure to determine the thickness of the wearing slab that it could support for consideration in the design of drainage improvements
  • Developing design documents and specifications for the repair work, including mockup requirements and quality assurance testing to support the owner’s performance requirements
  • Providing construction phase services, including observing the new waterproofing system installation, monitoring waterproofing flood testing, and designing repairs to address concealed damage to the structural deck
