Scope/Solutions

Designed by George A. and Henry Boehm, the landmarked 1916 building at 165 W. 57th Street is located across from Carnegie Hall. Originally the home of the Louis H. Chalif Normal School of Dancing and more recently occupied by Columbia Artists Management Inc., the five-story brick and polychrome terra-cotta clad building has an asymmetrical facade. IESE Business School purchased the building and commissioned Gensler to create a campus. Gensler recommended SGH to provide a structural condition assessment, upgrades, and building enclosure consulting.

The Landmarks Preservation Commission required approval of all changes in the exterior appearance of the building. We worked with Gensler and provided structural and building enclosure consulting services.

Highlights of our structural work include:

  • Performed an investigation to identify areas of damage
  • Designed several structural modifications, including:
    • An extended mezzanine to create new floor space along the full length of the building
    • Replacement of the majority of the gabled roof with a new flat roof
    • Structural retrofits to accommodate new elevators
  • Analyzed the structure for new loads and designed strengthening of specific structural components
  • Worked closely with the contractor and architect to respond quickly to field conditions uncovered during construction

Highlights of our building enclosure work include:

  • Evaluated masonry walls, roofs, windows and skylights
  • Performed moisture migration analyses on the exterior walls to determine the impact of adding thermal insulation and exterior coatings
  • Provided waterproofing details and options for new and replacement windows, new roof and wall systems, and renovation of building enclosure components
