Scope/Solutions
Located in San Jose’s Silicon Valley, Domain Apartments comprises more than 400 pre-manufactured modular apartment units set on a concrete podium structure. The complex includes multiple low-rise buildings, parking in the podium structure, a clubhouse, swimming pool, and plazas. SGH consulted on the building enclosure design for the modules and the overall project.
SGH consulted on the design and construction of below-grade and podium deck waterproofing, terrace and balcony waterproofing, exterior wall assemblies, windows and doors, and roofing. Highlights of our work include the following:
- Reviewing the building enclosure design for airtightness, watertightness, thermal performance, and condensation resistance
- Recommending ways to improve performance and constructability
- Working with the design team and fabricator to help develop details for the modules’ exterior wall assemblies clad with cement plaster and metal panels
- Visiting the fabricator’s plant to observe their construction and quality control processes
- Developing details to integrate the prefabricated modules with the podium deck, with each other, and at each floor level
- Consulting on the building enclosure design for the podium structure, including deck and pool waterproofing, and exterior walls clad with cement plaster
- Providing construction phase services, including reviewing submittals, visiting the site to observe installation of the modules and other building enclosure assemblies, and helping the project team address field conditions
