Scope/Solutions
Designed by Claud Beelman, the thirteen-story Eastern Columbia Building with its turquoise terra-cotta and gold leaf exterior exemplifies the Art Deco Zigzag Moderne movement. SGH investigated cracked and spalled cladding and developed a restoration program as part of the property’s rehabilitation and adaptation for reuse as condominiums.
For this project, SGH completed the following:
- Investigated glazed terra-cotta and gold-leaf trim facade
- Recommended cost-effective repair and conservation methods
- Reviewed subsequent specifications for cleaning, repair, and replacement of the terra-cotta
- Provided construction observation services

The building's metal panel roofing had exceeded its useful life and needed to be replaced. The agency retained SGH to design the roof replacement.

The Avery, Transbay Block 8, 400-450 Folsom Street
Located on Block 8 in the Transbay Redevelopment District, the mixed-use development at 400 Folsom Street includes a fifty‑five‑story tower and two low-rise buildings designed by the executive architecture team of Office for Metropolitan Architecture and Fougeron Architecture.
