225 Bush Street

Scope/Solutions

Constructed in 1922 with a major addition in 1950, the twenty-two story building 225 Bush Street is located in the central downtown business district. The building is the former home of Standard Oil Corporation and is listed as a local historic landmark. Jones Lang LaSalle retained SGH to develop a rehabilitation program for the exterior walls and tile roofs.

SGH performed a condition assessment of the walls and roofs using rope access, provided repair recommendations and options, and prepared construction documents for the rehabilitation.

The historic nature of the building required a familiarity with local regulatory requirements for historic buildings and our proposed repairs were carefully evaluated by local preservation planning officials for project approval.

Highlights of our work include the following:

  • An archival search that produced original terra-cotta shop drawings
  • Planning for a phased rehabilitation to accommodate budget/funding cycles and potential impact on tenants
  • Design and administration of repairs to the terra-cotta and brick facade that included replacement of terra-cotta cornice, soffit, lintel, and ashlar blocks
  • Design and administration of repairs to the hipped clay tile roof, including new underlayment, copper flashing, and gutters
